Great design isn't measured in square feet on a calculator. It's expressed in cubic feet and light and the way a room feels as you enter it. It comes from the imagination. US Consulting Homes has led the industry with innovative design that includes...
      • Classic exteriors with timeless appeal
      • Nostalgic front porches
      • Dramatic interiors that make a statement
      • FlexSpaceSM to fit your life better
      • Efficient use of space
      • Livable plans designed for furniture placement

Inspired Service
It may not be the first thing you look for when comparing home builders. But it will have a greater impact on your home owning experience than any other single factor. How do you measure service? Consider the following...
      • Personal BuilderSM program
      • Our reputation attracts the top talent in our industry
      • One of homebuilding's best multi-level warranties
      • An entire department devoted to warranty issues

Where To Begin

Buying a home is rewarding if you know what you want and need - and know what you can afford - so plan first. Deciding how much you can afford to spend depends upon two things: what you can afford for a monthly payment and what you can invest in the down payment. Because there are so many variables, sit down with an experienced new home sales representative to discuss your financing options in detail.

Deciding What You’re Looking For

At the beginning, consider everything you want in a new home: location, size, type of homesite and specific features like a separate dining room or garage. Decide about the importance of community amenities such as a pool or jogging trails, proximity to public transportation or commuter routes, the local schools, and shopping. Then determine what your top priorities are, so you can be prepared to make some trade-offs when deciding which home to purchase.

Selecting A Builder

Choosing the right builder is as important as choosing the right home style and location. It is essential that the builder has an excellent reputation and has been around for a long time to ensure both the quality of your home and the reliability of any warranties. You should also look for a builder who provides financing, offers exceptional customer service, and has an excellent warranty package with no deductibles.

Selecting A Neighborhood

Numerous factors determine what a neighborhood is like. Its age, natural features like woods and hills, the style of construction, the recreation facilities, and schools. How the individual homes as well as the community are maintained has an effect, too. Shop and compare to find the neighborhood that is right for you.

Choosing A Homesite

After deciding upon a neighborhood, you’ll want to look at the overall layout of the community and choose a specific site for your new home. Decide whether you want to be on a through street or a cul-de-sac, near woods or a school, and so on. An experienced new home sales representative well- versed in explaining things such as site plans and easements in "lay" terms will walk potential homesites with you.

Selecting The Best Floor Plan For Your Family
First, determine how many total rooms you need, especially bedrooms and bathrooms, and decide what room sizes you require and where you want them located. Also consider whether you want an open foyer, separate living and dining room; eat in kitchen, basement, attic, family room, den, laundry room, workshop, garage, sunroom or porch.

Watching Your New Home Take Shape
Some builders invite buyers to visit their new home at predetermined stages of construction. These visits help you to literally know your home inside and out and from the ground up as it is being built. Ask your new home sales representative how you can learn more about your house as it is being built.

Closing On Your New Home

Going to settlement, or closing your new home, is the last step in the home buying process. Your builder will set the date and time for your closing, inform you of the exact amount of money to bring and explain the settlement documents. At your closing, you’ll sign the documents and pay your balance and any closing costs. You’ll need to bring a cashier’s or certified check for this purpose. Lastly, you’ll get the title and the keys to your new home.
